Rental income must meet a minimum DSCR ratio of 1:10.

Bank Statements:

Most recent 3 months of bank statements.

Identification:

Valid government-issued ID, passport, and U.S. visa for foreign nationals.

Entity Documents:

LLC or Corporation documents, including EIN and Operating Agreement.

HOA Documentation:

Required for condominium properties.

Liquidity/Reserves:

Proof of 6 months’ worth of liquidity or cash reserves.

Occupancy Certification:

Certification confirming non-owner occupancy.

SSN:

Required for credit report and background check.

Insurance Evidence:

Evidence of full replacement insurance with $500,000 liability coverage, and builder’s risk insurance if applicable.

Credit Score:

Minimum FICO score of 700.

Loan Application:

Completed and signed application form.

Foreign Nationals:

Assets must be sourced and seasoned for at least 60 days in a U.S. FDIC-insured bank.
